Facilities Maintenance Technician II (Maintenance)



JOB SUMMARY: Performs physical plant maintenance and repairs and coordinates facility maintenance with the Director of Engineering.
Completes work orders on facility maintenance (CMMS SYSTEM). Prioritizes work orders as to urgency and in correlation to treatment-related projects. Maintains appropriate records.Establishes schedules for physical plant maintenance and inspections and certain equipment that includes fan coil units, lighting, fire extinguishers, sterilizer, and other areas and equipment as needed. Maintains records.Performs repairs and adjustments on all locks for cabinets, closets, doors, and desksPerforms filter changes on ventilating systems, heating, and air equipment.Assists in moving furniture or equipment.Performs repair or general maintenance work on facilities, buildings, grounds, and equipment at various sites, including electrical, carpentry, plumbing, masonry, glazier, and painting tasks.Performs repair work on treating structures such as showers, floors, sinks, walls, and carpets.Performs snow removal.Responsible for vehicle maintenance. Establishes schedule for routine maintenance, washing, and cleaning, and maintains records.Repairs certain treatment-related equipment, such as stretchers, wheelchairs, and IV assemblies in transportation vans if requested.Responsible for keeping clean all areas in the Engineering department and Facilities Maintenance areas. This includes the sink and all equipment such as keys, engraving machines, and saws.Pick up supplies and parts as needed, including certain physical plant and housekeeping supplies. Will initiate some purchases using purchase orders.Contributes to a positive work climate and the overall team effort of the department and CARTI.Performs other related duties as assigned to ensure the efficient and effective functioning of the work unit.Performs minor repairs on kitchen appliances and emergency equipment, reporting mechanical malfunctions to the Building Manager for further action.Assists in breaking down cubicle partitions, exercising discretion to identify projects that need higher-skilled craft individuals services.Perform carpentry work on all cabinets, shelves, counter tops, and other millwork as needed.Performs repairs on interior walls, such as patching and painting.Performs routine electrical repairs such as changing light bulbs, receptacles, and ballasts.Performs activating and deactivating building alarms and responding to calls after and during regular work hours.Responsible for keeping all areas clean in the mechanical rooms, electrical closets, and other areas that are assigned to the Facility department.Performs routine inspection and preventive maintenance on equipment such as fire extinguishers and other life safety equipment.

EDUCATION, CERTIFICATION, LICENSURE and REGISTRATION:
High School diplomaValid Arkansas Drivers License

EXPERIENCE, KNOWLEDGE, SKILLS and ABILITIES:
Experience such as a general facility maintenance technicianGeneral knowledge of heating and air and variety of other mechanical equipmentGeneral aptitude for and a willingness to perform all-round mechanical, electrical, carpentry, and varied maintenance repairsMust have a good grasp of mathematicsAbility to use fixed and portable power toolsAbility to operate a forklift or vertical liftAbility to follow oral and written instructionsMust have a good understanding of technical terminologyAbility to use a computerAbility to follow safety practices and recognize safety hazardsAbility to establish and maintain effective working relationship with staff and public

REASONING ABILITY:
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.Ability to interpret a variety of instructions furnished in written, oral, or schedule form.

INTERPERSONAL SKILLS:
Must interact and communicate both verbally and in written form.Must interact and exchange information regarding patients with physicians and other departmental personnel, and outside agencies on a frequent basis while respecting the confidentiality of patient information.
